What do i need to do?

How much of your house will the project take up, on a full house renovation this will not be a factor but on smaller projects like bathrooms and kitchens, plumbing and electrical work can require work in other rooms besides the project area. Do you have access problems with your project or strata complex.

2. Budget, how much do you want to spend
When budgeting for your project choose a realistic price and allow a 10% contingency. when existing walls are uncovered structural or code issues may be uncovered and require more money than you planned for, we have a lot of experience with older homes and can usually warn you if we think there could be a hidden issue in your walls and floors.

3. Do I need drawings
If you are having substantial works done to your property, drawings will be required to apply for permits, working with an architect to produce the drawings will help you visualize your project and layout, professional architects will produce drawings from their knowledge of the local building codes, and work with City Hall and the Board of Variance (if required) on your behalf and make issuing your permits easier.

For smaller projects, a drawing or sketch you do yourself may help to relay your ideas to us, and give us a better idea of what you are looking for, if you are not much of a sketcher we can help you with basic drawings and perspective views .

This depends on how well you can visualize your project, and if you know what you want the finished look to be. A designer can be a highly valued addition to your project and time spent with a good designer can save you money in the long run, spending money up front on a designer is a lot less expensive than changing walls, layout as it is being constructed because you could not visualize your new layout.
We will not construct a layout for you if we feel that it won't work, or you are not going to get the space that you were thinking you would, as this is a sure way to be unhappy about your project.

5. Do I need Permits
If your project is going to effect structural parts of your home, additions, or moving of electrical, plumbing and gas, you will need a permit. if the project requires two or more permits you will need a building permit, usually associated with bigger projects.
If you are having a new kitchen, bathroom and the new fixtures are going to go back in the same place, you will typically not need a permit

6. I am ready for a quote
Do you have the answers to the items above, have you thought about what fixtures, tiles, flooring, lighting you like, you do not need to have a final choice but you will need to narrow them down for quote, some fixtures flooring etc have more labor time than others and large variances in cost.
